What is the single biggest expense we as REALTORS® have? You guessed it — advertising. In fact, all the so-called “experts” recommend we spend a full 20% of our gross income on bringing in business. That’s nearly three times what other industries spend for advertising (most industries spend 6-7% of gross revenue. So here’s an idea that will help you bring your advertising costs to a more attractive level. Let a lender pay your ad bill. Let me …

What if I told you that for less than $10 you could build your seller a website? Not $10 a month, but $10! Actually you could build it for free, but spend the $10 to make it really special. Now check out how simple this is and then imagine what your seller’s reaction will be.
Let’s say you have a listing (or you would like to get a listing) at 1218 Sky Drive. Go online and buy the domain, 1218SkyDrive.com (or …

Here’s a great idea that will save you money — fire your receptionist! OMG! You have to be kidding me! If there is one thing that’s as sure as “for sale” signs in this industry, it’s the ever-present receptionist at the local brokerage. You know the one I’m talking about. She makes slightly over minimum wage… maybe $8 per hour. She’s on the payroll for 40 hours per week, with paid vacation and benefits.
The cost to the …

As real estate agents we are independent contractors, right? Right! But that doesn’t mean we have to be a sole-proprietor. In fact, I say you shouldn’t be a sole proprietor… you should incorporate. It’s easy to do, and it’s inexpensive. But why should you incorporate? Why go to all the trouble? I believe there are two very compelling reasons.
The first, and most important reason, is to save you money. Lots of money. Let me …

What I’m about to share with you is going to get me a ton of email telling me that I’ve finally stepped over the line. That I’ve lost my mind. That I’m just plain nuts. That’s okay — I’m going to share it anyway. Here is a great tip: Just say NO to E&O!
But before you fire up your computer and email to tell me how crazy I am, let me explain. I’m very much in favor of …

The other day I was having a conversation with a friend of mine who owns nine real estate offices in Atlanta. We were talking about eliminating overhead, and he told me that he paid over $6,000 every month on phone bills! I told him that my brokerage paid zero! He was floored! Here’s how I do it.
What is one thing that every single agent has on them at all times? Their pocket real estate license.. right? Hardly! …

Well my Re/Max sign saga moves to a new level. Many of you responded to my earlier article and informal survey asking you if you were confused by our company’s yard sign and its non-resemblance to the Re/Max sign design.
In one of my most read, and most commented on articles in the past year, I shared with you how Re/Max International corporate headquarters sent our company a “cease and desist” letter demanding we change and replace all our yard signs, nationwide.
They asserted …

Many of you who follow my training blog have asked me about joining my personal real estate team. For months now, I’ve been racking my brain, trying to think of a creative way to make that a reality. As many of you know, I’m not afraid to think outside the box. I agree with you, that putting together a national real estate team could be incredible! Imagine a real estate team with agents from all over the US and beyond. …

I visited the Apple store in Durham yesterday to try out an i-Pad. While I was there I talked to the kid who helped me, and he was probably 23. Maybe. He’s shaving at least once a week, I’m certain of it. Funny thing was, he knew more about what he was selling than almost any REALTOR® I’ve ever talked to. What a shame.
It made me reflect back to another time — a time when we would go to a …

Apple announced that it sold one million iPads in just 28 days. That is less than one half the time it took to sell 1million iPhones which took 74 days. Over 300,000 iPads were sold in one weekend upon the release of their 3G model (anytime internet access wherever there is 3G coverage vs. the less expensive model that accesses the web in Wi-Fi hotspots only). This phenomenon has very important implications for luxury real estate marketing professionals that we will cover in a three-part blog series.
